BE-U | Behrens-Ufer has already made industrial history and will do so again after a comprehensive, sustainable transformation of the approximately 10-hectare site. With rental possibilities totalling around 234,000 square metres of space, the working and living environment of the future is being created directly on the Spree – just a few minutes‘ drive from Berlin Mitte and BER Airport.
In the coming years, spacious commercial areas for a wide variety of uses as well as offices in sustainable construction will be built in an extraordinary mix of historic and new buildings. All buildings will be certified to at least the DGNB „Gold“ standard.
Unique location advantage: self-sufficient energy supply
The energy supply system developed together with GASAG Solution Plus offers energy security and independence. The aim is to make energy production 100 percent sustainable and to generate more energy than is produced on the site. Photovoltaics, hydroelectric power, deep geothermal energy, recycled thermal energy and other forms of energy as well as the highly efficient construction of the buildings are elements of the energy concept.
Flexible commercial space full of potential
The individual adaptability of the available space in the historical buildings and the new buildings by renowned architects allows for almost unlimited possibilities of use: From research, development and production or offices to businesses with special requirements such as heavy-duty floors, sterile laboratories and high-tech system installations. Visionaries from culture and society also find their place at the BE-U: with exciting gastronomy concepts directly on the water, innovative start-up ideas and sophisticated cultural, educational and leisure facilities.

Smart buildings
All buildings on BE-U | Behrens-Ufer are being constructed according to the latest technological standards. This includes at least four fibre optic connections per rental space and complete network technology on all floors. Key-less locking systems and smart video surveillance of the entrance areas ensure secure and easy access for employees and visitors. All these functions are controlled via a low-voltage network that ensures low power consumption and maximum energy efficiency throughout the entire site.
